How to Interview Real Estate Agents

Hiring a real estate agent can be a confusing process, whether you are looking to buy or sell. Assuring you have found the right agent can make the difference between a smooth transaction and one that is riddled with problems. Take the time to make sure you have found the right agent for you by shopping around and interviewing several agents before making a final decision. Use the following guidelines to interview agents to be sure you have found the right agent for you.

One of the first things you should find out about any agent you consider doing business with is how long they have been in business. Be aware that sometimes a new real estate agent can provide the enthusiasm you need to complete the transaction on time. That said; however, nothing can ever really make up for experience. If you do consider a newly licensed real estate agent be sure to find out whether they have an experienced mentor to guide them along the way.

It is also important to find out the agent’s ratio. Remember that years of experience won’t help you much if the agent in question isn’t a top-producer. If you are selling your home, look for an agent who has a track record of negotiating sales prices close to list prices as well as moving homes in short periods of time. For home buyers, look for agents who have proven they have the ability to negotiate low final sales prices.

Whether you are buying or selling, you should also request information from the agent in question regarding their strategy to meet your needs. If you are planning to buy property find out from the agent how they plan to search for the right home for you, how many homes they typically show a buyer before a final selection is made and how they handle multiple offers. Sellers should focus on finding out how the agent plans to market and sell their home, when, where and how they advertise listed home and whether they utilize online marketing techniques to sell the homes they list.

As with any other professional you consider engaging for hire it is also important to request the provision of references Always ask to see references and then follow up on them.

Also ask the agent why they feel they are the best agent to meet your needs. What separates them from the rest of the competition? Look for agents who state they are honest, trustworthy, friendly, available and good at negotiating.

You should also ask to review copies of all documents that will be utilized in the transaction. For buyers this includes a copy of the Buyer’s Broker Agreement, agency disclosure, purchase agreement and buyer disclosures. Sellers should request to see agency disclosures, the listing agreement and seller disclosures.

Of course, fees are also of importance to most consumers. Find out ahead of time what kinds of fees each agent you consider charges. Keep in mind that all agent fees are negotiable. If you find one agent that offers a lower fee than another, you may be able to negotiate a lower fee with the agent you prefer if their fee is higher by sharing the information you have learned.

Finally, don’t forget to ask whether the agent will allow you to cancel any agreement you sign if you find out after the fact that it isn’t suiting you. Does the agent offer any kind of guarantee?

Taking the time to ask these questions ahead of time while you are shopping for a real estate agent can assure you find the right one for you.
